What is a home inspection?
A home inspection is when a licensed home inspector thoroughly looks over a home and checks for any defects that might have been overlooked or unknown to the seller. It is at this time that they usually check for problems, big or small, that the buyer needs to know about before accepting the property. This usually takes place within ten days of an accepted contract. When the home inspection is finished with his report, he will send his findings to the buyer and he or she will then decide what they want to have corrected. In the original contract the home inspection addendum says that any findings wil be negotiable, unless it is new construction. At this point the seller and buyer will have a chance to negotiate a satisfactory resolution to any issues found by the inspector.
How to hire a home inspector
Usually the Realtor will provide you with a list of licensed inspectors that they have used in the past. This does not mean this is who you have to use but it provides a starting point so that you know some prospects to contact. When talking to them you need to ask them what they charge and go over things that you really want them to pay close attention to. The home inspector is employed by the buyer and should represent them to the best of their ability.
