Tips for Buyers in Oxford

Things to consider

An important factor when considering real estate is to have a clear understanding of exactly what your basic needs are so that your search can be focused on those properties that meet your requirements. We really encourage our clients to think about the basics; number of bedrooms and bathrooms, size of the yard, school districts, if there is a favorite location and, importantly, the amount you are thinking of investing. ‘Location, location, location’ is the heartbeat of all real estate transactions. Not everyone is looking to be on the center of the square, some want a yard and to be in an established neighborhood, yet others are looking for a good deal and want the property primarily for investment purposes. No matter what you are looking for we are here to help you meet your goals. We do extensive market analysis, we know this market thoroughly, and we pride ourselves on finding our clients the best property for their particular needs!

Why rent when you can buy: With interest rates at an all time low more and more people are finding that a great investment is in purchasing their student a condo. When doing so the owner is no longer paying rent money to a third party, but rather he creating equity that will provide a return when college days are done. In most cases the owner’s son or daughter will have friends willing to rent bedrooms which allows the owner to have a near neutral cash-flow while building equity. The key to making this work is finding the right unit at the right time, and that is where we can bring value to you. Let us help you stop paying monthly rent to someone else and start having the potential to realize a return on your investment.

Why work with us?

With today’s technology, more and more people are using the internet to educate themselves about what is available. Even though the web is a valuable tool, Realtors still play a crucial role in the market by having an in-depth knowledge of the market and by providing guidance which can maximize your return. There have been occasions where we could have prevented mistakes which resulted in money that was not well spent. These buyers were unfamiliar with the market and paid too much for the value they received. When making such a significant investment, it is imperative that you work with someone like us who has a thorough understanding of the market, has your best interests at heart, and will work hard for you. We pride ourselves on being straight forward, honest, timely, and responsive; we will work to insure that you get the value that you are paying for. Please take advantage of what we can offer to you – call us today!

Make your money when you purchase

Most people are under the impression that you make your money when you sell but the opposite is really true. It is at the time of purchase that a buyer decides what he is willing to pay and uses our experience and guidance to help him weigh all of his or her options. It is at this time that you determine if an investment is likely to yield a satisfactory return. Historically, real estate appreciates, but you will be more likely to realize a profit if you buy at a price that improves the opportunity for appreciation. With the Oxford market being shielded from some of the factors that have affected real estate markets in other areas, we are not always going to find a foreclosure or a short sale but with our help, clients are usually able to find solid investments.

What is a home inspection?

A home inspection is when a licensed home inspector thoroughly looks over a home and checks for any defects that might have been overlooked or unknown to the seller. It is at this time that they usually check for problems, big or small, that the buyer needs to know about before accepting the property. This usually takes place within ten days of an accepted contract. When the home inspection is finished with his report, he will send his findings to the buyer and he or she will then decide what they want to have corrected. In the original contract the home inspection addendum says that any findings wil be negotiable, unless it is new construction. At this point the seller and buyer will have a chance to negotiate a satisfactory resolution to any issues found by the inspector.

How to hire a home inspector

Usually the Realtor will provide you with a list of licensed inspectors that they have used in the past. This does not mean this is who you have to use but it provides a starting point so that you know some prospects to contact. When talking to them you need to ask them what they charge and go over things that you really want them to pay close attention to. The home inspector is employed by the buyer and should represent them to the best of their ability.
